The first thing is to
locate the boundaries of your lot. This is done
by a surveyor. The surveyor uses a registered benchmark
to locate a corner of your lot and uses it for a
reference for all of the dimensions for your lot.

Once the reference point
is established, the lot lines can be drawn. The
first dimension and angle from our reference above
is 100.00 feet north 34 degrees 56 minutes and 00
seconds towards the east. This means looking north
from zero, you are reading your degrees to the right
for one hundred feet. From that point, the next
numbers, 70.00 feet south 55 degrees 4 minutes and
00 seconds to the east. This means looking south
from zero, not 180 degrees, but re-setting your
transit to zero facing south, you go 70.00 feet
at 55 degrees 4 minutes to your left. Degrees,

Now find your utility
locations to your lot line and locate them with
symbols on your site plan. These can be located
for you by calling Arizona Blue Stake (800) stake-it.

Locate your existing
vegetation (trees and shrubs) and mark them on your
lot for future reference when positioning the house,
you may want to avoid putting that big oak in your
living room.
Time to put in
the setbacks, these are the boundaries that the
local building departments want you keep your buildings
within. There are minimum distances that you must
keep from your lot lines with all permanent structures.
In some cases, this may limit the size and shape
of your buildings including the overhangs (eaves)
of the roof. Once you have established your setbacks
and obstacles, you can see if your building fits
on the remaining lot or design one that does fit.
